简要规则描述：本项目拟通过竞争性磋商的方式选取一家合格的供应商提供浦东新区老旧小区功能提升改造（物业微平台）项目硬件系统运维工作，通过现场巡检配合线上巡检及网络巡检，定期对设备进行有计划的保养，修复，养护。对损坏设备进行修复补齐,以保障硬件系统稳定运行，工作项包括区域中心智能解析系统维护、边缘智能解析系统维护、物联感知系统维护（含功能优化升级）完成物业行业管理信息化工作生态建设等。（具体详见第三章采购需求书）
Brief Specification Description: This project intends to select a qualified supplier through competitive negotiation to provide the hardware system operation and maintenance services for the functional improvement and renovation project of old residential areas in Pudong New Area (Property Micro Platform). Through on-site inspections combined with online and network inspections, regular planned maintenance, repair and care will be carried out for the equipment. Damaged equipment will be repaired and replenished to ensure the stable operation of the hardware system. The work items include maintenance of the regional center intelligent analysis system, edge intelligent analysis system, and IoT perception system (including functional optimization and upgrade), as well as completing the construction of the informationization ecosystem for property industry management. (For details, please refer to Chapter 3 of the procurement requirements document.)
